Property Assessment

  1. Inspect each property and inform the owner of any issues that may need to be addressed.

  2. Manage repairs so the property remains in compliance with local housing regulations and investment property laws.

  3. Determine the current market rental rate based on the inspection and comparable local properties.

  1. Professionally photograph and market each rental across top multiple listing services (MLS) sites that syndicate to high-traffic rental listing sites (Zillow, Rent.com, etc.) for maximum exposure to prospective tenants.

Tenant Management

  1. Handle all prospective tenant inquiries and conduct showings.

  2. Thoroughly screen prospective tenants to ensure they meet certain credit, background, income, and rental history requirements.

  3. Send lease documents to approved tenants and collect the security deposit.

Owner-Tenant-Vendor Coordination

  1. Collect security deposits and rent.

  2. Handle applicable monthly expenses (HOA dues, utilities, repairs, etc.).

  3. Grant tenants and owners access to their portal for streamlined payments, communication, and reports (for owners).

  4. Track monthly owner income and expenses.

  5. Provide owners with end-of-the-year 1099s with income and expense reports for taxes.

  6. Manage tenant maintenance requests and resulting vendor payments.

  7. Set up and pay utilities when a unit is vacant.

  8. Take care of property turnover (inspection, repairs, painting, cleaning, etc.).
