  • We’re a full-service property management team with over 150 rental properties throughout Rutherford and Coffee counties.

    We manage rental properties in

  • There is a $300 initial setup fee. We charge 10% of the gross rent for occupied units. There’s a $100 tenant move-out fee.

    We don’t charge vacancy fees. We’ll set up and pay utilities while a unit is vacant.

    If you just want to lease the property through us, we charge one half month’s rent.

  • We determine the current market rental rate based on your property inspection and comparable properties in the area.

  • The term for each lease is 12 months. Sometimes tenants like to lock in longer-term leases.

    If a lease is broken, the tenant is still responsible for the cost of upkeep until the property is leased again. Generally, if a tenant has to move they are required to give us 30 days notice so we can advertise and have a new tenant in place when the previous tenant moves out.

  • When we initially assess the property, we inspect everything and inform you of any issues so it remains in compliance with local housing regulations and investment property laws.

    After a tenant has moved out, we manage the entire property turnover, including another inspection and addressing any necessary repairs, painting, cleaning, etc. to make it move-in ready for the next tenant.

  • Our showings are conducted by us in person or by a licensed real estate agent.

  • We can help find a tenant by marketing the property, conducting the showings, screening prospective tenants, executing a lease for you, and turning that over to you for you to manage going forward.

    Our fee for providing that service is half of one month’s rent.

  • We photograph and distribute listings across top multiple listing service (MLS) sites for maximum exposure to prospective tenants and real estate brokers who work with renters.

    We thoroughly screen prospective tenants who must meet certain credit, background, income, and rental history requirements.

  • We will have utilities turned on when the property is vacant and post the bills to the owner’s portal.

  • We have a network of vetted, skilled vendors who will assess the request and provide a quote on the necessary repairs.

    If you have your preferred vendor, we will reach out to them on your behalf.

  • Generally, the tenant is responsible for all lawn care. You also have the option to provide lawn care services for your tenants.

    We have trusted lawn care vendors we can reach out to on your behalf or pass along to the tenant.

  • We will send you a link to sign up for the Owner’s Portal where you can manage online payments. We also use the portal to streamline reports and communication.

  • We track monthly income and expenses, then provide end-of-the-year 1099s with income and expense reports for taxes.

  • We manage the collection of rent payments each month. Rent is due on the first of each month.

    If rent is not paid by the 5th day of the month, we contact the tenant on the 6th day if they haven’t already reached out.

    If there’s no response, we send them a warning that they will be given a 14-day notice to vacate if they do not pay or communicate.

    If they refuse to pay, communicate, or vacate, then we turn it over to an attorney for collection.
